Fewer homes for sale, and they ask more

Ericeira had 435 homes for sale in October 2026, down 3.1% on September 2026 and down 22.0% against December 2025, when this record starts. The median asking price per m² of Área Útil, the actual living space, was €5,000/m², up 0.3% on the month and up 7.9% since December 2025. Half the listings asked more than €698k, half asked less.

67 listings came on that were not there in September 2026, and 81 went. A listing leaving the market is not a recorded sale: it can be withdrawn, expire, or come back later under a new ID. Among the homes listed in both months, 18 cut the asking price and 1 raised it.

These are asking prices, not sale prices: Portugal does not publish what buyers actually pay, so what can be measured is what sellers want. The medians move with the mix of homes on the market, and 434 of the 435 listings publish Área Bruta (332 publish Área Útil), so read one month's change as noise until it repeats.

Not all built area is living space. Across 332 listings reporting both areas, a typical home has 44 m² of Extra Bruta area, representing 24% of its total built area. A typical detached house has 198 m² of living space, 61 m² of Extra Bruta area and a 505 m² plot. More on the Living Space tab.

INE methodology and data sources

Completed sales, not asking prices. INE builds these figures from tax records of completed property purchases (the property transfer tax, linked to the property register).
Medians of transaction-level prices. INE divides the price of every sale of a home of 20 m² or more by its area and reports the middle value.
Área Bruta Privativa. The area is the private floor area measured to the outer wall perimeter and wall axes, including enclosed private balconies, basements and attics used like the home.
Each point covers the preceding 12 months. Neighbouring points share nine months of sales, so a point is not a quarterly or monthly price.
Updated quarterly, with a lag. INE publishes about three and a half months after a quarter ends and sometimes revises earlier figures.
Ericeira is INE’s area, not our four zones. The asking-price zones used elsewhere on this site (Centro da Vila, Ericeira Norte, Sul and Nascente) may not match INE’s boundary exactly.
Areas. Mafra municipality includes Ericeira. Lisbon and Cascais are municipalities. INE publishes a figure only for areas with at least 33 sales.
Not comparable with asking prices. Completed sales and listings cover different homes, areas, measurement conventions and periods, so the gap between them cannot be read as a negotiated discount.
