557 of the 558 listings publish Área Bruta and 403 publish Área Útil; each price per m² median is computed on the listings that publish that area. Monthly medians move with the mix of listings on the market, so a single month's change is not a trend. The Área Bruta series was corrected in October 2026. Before the correction it used only the listings that also publish Área Útil, which understated it; every month since December 2025 now uses all listings that publish Área Bruta. The Área Útil series is unchanged.
Every figure here is an asking price taken from listing data for homes for sale in the Ericeira parish, read once a month. Portugal does not publish transaction prices per property, so asking prices are what can be measured: they show what sellers want, not what buyers paid.
Área Útil is the actual living space. Área Bruta is the advertised gross area and can include walls, garages, terraces and storage, so a price per m² computed on Área Bruta understates what living space really costs. Both are shown above.
