Land prices in Ericeira and Mafra: urban, urbanisable and rural plots

In October 2026, 618 plots were for sale in the municipality of Mafra, of which 78 in the Ericeira parish. Land is never priced as one market: urban land (the class stated in the ads, which does not guarantee a building permit) asked a median €253/m², urbanisable land €115/m² and rural land €10/m².

How to read these numbers

Plots are sorted into the three classes the listings state: urban (urbano), urbanisable (urbanizável) and rural (rústico). This is the classification each advert gives: it does not guarantee a building permit and does not replace checking the municipal master plan. Their prices are completely different, so they are never pooled into one average. When several adverts for the same plot disagree on its class, the lowest class is used, because advertisers tend to flatter a plot; 47 plots that give no class are left out of every figure. A plot advertised by several agencies is counted once.

Asking prices, not transaction prices. Price per m² is the asking price divided by the plot area, not by any built area.
